NOTICE OF SALE UNDER POWER GEORGIA JEFFERSON COUNTY
WHEREAS, on March 8, 2013, JOHNNIE W. HALL, JR. executed to FARMERS GIN & STORAGE CO., INC. a Deed to Secure Debt conveying the property hereinafter described which secured a Promissory Note of even date (and all renewals and extensions of said Promissory Note) and which Deed to Secure Debt was recorded in the Office of the Clerk of the Superior Court of said County in Deed Book 508, Pages 554-557; and

WHEREAS, default has been made in the payment of the installments provided for in the said Promissory Note, and FARMERS GIN & STORAGE CO., INC., as owner and holder of the Promissory Note and the deed to secure debt, has elected to declare the entire unpaid indebtedness due and payable, and the same has not been paid;

NOW, THEREFORE, pursuant to and in the exercise of the power of sale contained in the Deed to Secure Debt, and for the purpose of collecting the indebtedness secured thereby, there will be sold at public outcry before the Courthouse door in Jefferson County, Georgia, on the first Tuesday in February, 2015, to wit: February 3, 2015, within the legal hours for sale, to the highest bidder for cash, the following described property, to-wit:

All that tract or parcel of land, together with dwelling house and all other improvements located thereon, lying and being in the City of Wadley, 83rd GMD, Jefferson County, Georgia, fronting to the South on West Calhoun Street, and being bounded now or formerly as follows: On the West by property of Ollie W. Carter; on the North by property of Willie J. Dawson and Sabrina T. Dawson; on the East by property of Arcephus King and Willie Mae King; and on the South by West Calhoun Street. Said property is known as 408 West Calhoun Street, Wadley, Georgia 30477, according to the present system of numbering properties in the City of Wadley.

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the deed to secure debt first set out above.

Notice has been given of intention to collect attorney's fees in accordance with the terms of the Promissory Note secured by said Deed to Secure Debt.

Said property will be sold as the property of JOHNNIE W. HALL, JR., the property, to the best information, knowledge and belief of the undersigned, being presently in the possession of JOHNNIE W.
