NOTICE OF SALE UNDER POWER GEORGIA, JEFFERSON COUNTY
WHEREAS, on February 16, 2005, KELVIN G. SANCHO AND SELENA M. SANCHO executed to THE FIRST NATIONAL BANK & TRUST COMPANY, n/k/a QUEENSBOROUGH NATIONAL BANK & TRUST COMPANY a deed to secure debt conveying the property hereinafter described which secured a promissory note dated February 16, 2005, (and all renewals and extensions of said Promissory Note) and which Deed to Secure Debt was recorded in the Office of the Clerk of the Superior Court of said County in Deed Book 380, Pages 451-454; and WHEREAS, default has been made in the payment of the installments provided for in the Renewal Promissory Note dated August 8, 2005, and QUEENSBOROUGH NATIONAL BANK & TRUST COMPANY, as owner and holder of the note and the deed to secure debt, has elected to declare the entire unpaid indebtedness due and payable, and the same has not been paid; NOW, THEREFORE, pursuant to and in the exercise of the power of sale contained in the Deed to Secure Debt, and for the purpose of collecting the indebtedness secured thereby, there will be sold at public outcry before the Courthouse door in Jefferson County, Georgia, on the first Tuesday in December, 2008, to wit: December 2, 2008, within the legal hours for sale, to the highest bidder for cash, the following described property, to-wit:

Andrews, Surveyor, dated November 27, 1948, and recorded in Deed Book 77, Page 202, Jefferson County Records. Said lot fronts to the West a distance of 25 feet on Estelle Street and is bounded now or formerly as follows: On the North by property of Peggiann K. Chalker; on the East by a 40?foot alley; on the South by property of Jennifer L. Lynam and Judy L. Bostick; and on the West by Estelle Street. Said property is a portion of that property described in Warranty Deed from C. P. Wren to Warren H. Sheppard dated May 5, 1959, and recorded in Deed Book 3?Z, Page 179, Jefferson County Records.
LESS AND EXCEPT that small portion thereof which is described as follows:
All that tract or parcel of land, lying and being in the City of Wrens, 81st GMD, Jefferson County, Georgia and being the southernmost 6 feet, more or less, of Lot 5, which said Lot is shown on plat of survey for Wrens Building Corporation by Edward G. Andrews, Surveyor, dated November 27, 1948, and recorded in Deed Book 77, Page 202, Jefferson County Records. Said lot fronts to the West a distance of 6 feet, more or less, on Estelle Street, and is more particularly described as follows: BEGINNING at a point on Estelle Street where the line dividing Lot 5 and Lot 4 (as shown on said November 27, 1948, Andrews plat) intersects with Estelle Street; thence running S 81 38'E a distance of 100.0 feet, more or less, along the line dividing Lot 5 and Lot 4 to a point on the right ?of?way of a 40?foot alley; thence running N 8 07' E along the right?of?way of a 40?foot alley, a distance of 6 feet, more or less, to a point; thence running N 81 38' W a distance of 100.0 feet, more or less, in a straight line (a portion of which line runs down the center of the common wall between the commercial buildings situated on Lots 5 and 4) to a point on Estelle Street; thence running S 8 07' W along the right?of?way of Estelle Street a distance of 6 feet, more or less, to the Point of Beginning. Said 6-foot strip is more particularly described in Quitclaim Deed from Kelvin G. Sancho and Selena M. Sancho to Jennifer L. Lynam and Judy L. Bostick, dated April 15, 2007, and recorded in Deed Book 420, Pages 353-354, Jefferson County Records.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the deed to secure debt first set out above.
Notice has been given of intention to collect attorney's fees in accordance with the terms of the Note secured by said Deed.
Said property will be sold as the property of KELVIN G. SANCHO AND SELENA M. SANCHO, the property, to the best information, knowledge and belief of the undersigned, being presently in the possession of KELVIN G. SANCHO AND SELENA M. SANCHO, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney's fees, all as provided in said Deed, and the balance, if any, will be distributed as provided by law.

Invitation to Submit Applications For the City of Wrens’ 2007 CHIP Housing Rehabilitation Program Pre-Qualified General Contractors List The City of Wrens is developing a Pre-Qualified General Contractor’s list to perform various residential repairs to single owner/occupied dwellings within the City. These homes will be repaired using grant funds awarded from the Georgia Department of Community Affairs CHIP Program. Qualified contractors must have appropriate license(s) and applicable insurance.
